Construction Quality Management

In a construction project time, cost and quality are the most important factors. controlling cost and time is achievable through various common techniques. But quality is a bit different as its’ measuring types and difficulty. Even though they check the samples in a project and approved, the constructed facility may not provide the proper quality. E.g. cured concrete sample cubs and constructed concrete columns. according to the employers’ requirements Quality is the fitness of a product . selecting a contractor and awarding the contract are the main criteria of the quality which is happening in pre-contract period. from inception to the end, project team shall provide a quality service to client. These are the major quality transition stages.

  Quality Control

This is about meeting the minimum requirements of client while having the lowest defects (zero defects is not practicable). But in some cases, this has identified as defect detection. some of the techniques used here, like Inspection and sampling. Inspection can be either objective and quantifiable or subjective and open to inspectors’ interpretation. For large and complex product lines, they use sampling method to identify the quality of the product. specifications are the key elements of quality in construction.

Quality Assurance

This focuses on defect prevention. Normaly, they may give a third-party accreditation as an assurance. e.g. iSO, BS and SLS. principles of this is that ‘fit for purpose’ and ‘right first time’. the ultimate target here is to sell a product without neediness of client to recheck its’ its quality. they can achieve this assurance through a thoro analysis of the production process. contractor shall capable enough to provide an acceptable standard of quality in services and products. if he is getting right for the first time of the quality in service and product, that may avoid unnecessary expenses for him. including clause on remedial works for defects, holding retention, collecting performance security, lending defect liability period etc. are incentives for the contractor to do a quality Work.

Total Quality Management (TQM)

This is about continuously improving goods and services. It is led by senior management. The contribution of all external and internal employees is essential, as everyone’s performance, activities and interventions affect the final outcome. This is a long-term survival of a business. Ones of the principle is that commitment to quality. It is the improvements in every level of employees. Then, TQM will spread effectively throughout the organization. Another thing is that, quality chain. each person is responsible for everyone on what he does. all activities are linked and everything is in a logical progression. any faulty in a one-step makes all the line faulty. this forms a chain of responsibility.

Quality Management Systems

It is a set of processes to ensure of achievement on defined standard quality of services and goods by a company. Here, most commonly using international standard is the ISO9000. This can be company oriented, project-oriented or one of the systems which are prevailing in the current market.
